You take part in one specific property alongside other investors. The investment is held through a property-specific LLP created just for it, subject to the legal and regulatory approvals required, and your signed agreement records your interest and rights — including any sale proceeds.

₹10,000 on most listings; each property states its own minimum. On a ₹1 crore property, ₹10,000 is 0.10% of its value. Your actual LLP interest is whatever your agreement states.

Indian residents aged 18 or over with a PAN and a bank account in their own name. You complete KYC in the app before you can invest, and you can pause and resume it at any point.

RERA is the real estate regulator each state sets up. A project is described as RERA registered only after we have verified its registration, and each listing shows the registration number and the authority so you can check it yourself. RERA registration does not mean RERA has endorsed CoHold, its investment structure or any return.

Each listing publishes its RERA registration details, title documents, approvals, developer and construction schedule, and the business activities of its LLP. Projected profit figures appear only when they are backed by documented assumptions and approved for publication. CoHold facilitates participation in property-specific Limited Liability Partnerships (LLPs). Each LLP may generate business earnings through real estate activities such as rental operations, property resale, or agricultural activities, depending on the underlying asset. After applicable expenses, taxes and other obligations, profits may be allocated and distributed among partners in accordance with the LLP Agreement. For the pre-construction projects listed first, the LLP's earnings come mainly from selling the property at exit. We show an indicative 9–12% a year for RERA-registered pre-construction projects held 3–5 years. That is an indication, not a promise, and there may be no gain. Profit distributions are not fixed or guaranteed. Actual results depend on property performance, operating costs, market conditions and the terms of the LLP Agreement. Partners may also be exposed to losses.

No payout schedule is promised. A project under construction earns no rent, so there is nothing regular to distribute while you hold. Whether a distribution is made, when, and how much depends on LLP performance, the LLP Agreement and applicable law. Distributions are not promised monthly or quarterly.

Yes. Property values can fall, construction can be delayed, and costs can be higher than the income the LLP earns. Partners may be exposed to losses, so you may get back less than you put in.

Rent an LLP collects is its business revenue, not a partner’s profit. Profit is what remains after expenses, taxes and other obligations. Capital returned to you and property sale proceeds are not profit by themselves, so they are shown separately from profit. Profit becomes available to withdraw only after it has been approved, legally allocated and made payable under the LLP Agreement.

A 1% acquisition fee when the property is bought, a 0.5% annual administration fee from year 2, and a 2% performance fee on any net gain at exit. Creating an account, verification and statements are free. Your quote shows the fee schedule in force before you pay.

Tax treatment depends on the nature of the payment, the applicable tax law and the investor’s circumstances. Where it qualifies, a partner’s share of an LLP’s profit may be exempt under Section 10(2A) of the Income-tax Act, 1961, subject to applicable law and proper classification. Partner remuneration, interest, capital repayment and profit distribution are different things and are taxed differently. The project's LLP is the holder of the investment. You hold an interest in that LLP, set out in the agreement you sign electronically when you invest. Your rights are those in the executed agreements.

Each project has a planned holding period — typically 3–5 years — after which the LLP intends to exit. That is a plan, not a guaranteed date: a sale can take longer in a weak market or if construction is delayed.

Only where the agreement allows a transfer and a buyer is available. Early exit is not guaranteed and liquidity is limited, so invest only money you can leave in place for the full holding period.
